488 San Vicente creates an urban transition between a high-density commercial corridor and a low-scale residential neighborhood. The seven-story development responds to both conditions through its massing, materials, and outdoor spaces.
Instead of meeting the property line with one large volume, the building gradually steps away from it. As a result, the design adds new housing while respecting the character of the surrounding neighborhood.
Folding Terraces
Transitioning Between Scales
The project takes the form of an urban cascade between San Vicente Boulevard and the neighborhood to the east. Large terraces fold across the building and descend toward the rear alley.
Consequently, the building shifts from the scale of the commercial street to the nearby residences. The terraces also reduce its overall visual mass. In this way, 488 San Vicente offers a sensitive model for urban infill.
Outdoor Living in Los Angeles
Private and shared terraces provide generous outdoor space for residents and visitors. In addition, planters and privacy screens define the edge of each floor.
The terraces respond directly to the culture and climate of Los Angeles. For example, landscaped areas extend daily life outdoors and activate the residential façade. Meanwhile, the stepped profile reflects the smaller scale of the neighborhood.
Mixed-Use Street Life
The 59,400-square-foot project combines 54 residences with retail, parking, and a fitness center. At street level, inviting storefronts connect the development to San Vicente Boulevard.
Moreover, warm materials such as bamboo highlight pedestrian entrances and engage passersby. Above, wood-clad balconies and transparent glazing create a dynamic façade. Together, these elements establish a welcoming street presence.
Privacy Through Design
A continuous architectural band moves between floors and defines each façade. At the same time, it connects the building’s different uses within one clear design language. Privacy screens, fritted glass, and landscaping protect residents and adjacent neighbors. Therefore, the façade balances openness with privacy. These elements also add depth and variation across the building envelope.
488 San Vicente balances expressive architecture with responsible development. The project provides housing, affordable units, retail, and shared amenities within a compact urban site. Most importantly, its terraces and material strategies complement the surrounding mix of buildings and uses.
