Tokyo Arts Towers connects Little Tokyo with the Arts District in Downtown Los Angeles. The concept celebrates the history and culture of both neighborhoods. At the same time, it responds to the city’s growing need for housing.
The development draws from the scale and character of recent projects in Little Tokyo. However, it also anticipates future growth across the surrounding sites. Nearby, the Metro Regional Connector brings new activity and access to the area.
Shaping the Towers
The design balances pedestrian activity with the site’s development potential. First, a community-scaled podium establishes an active base. Retail and office spaces occupy this lower portion of the project.
Above the podium, two residential towers rise to different heights. The taller tower occupies the northern side of the site. Meanwhile, the shorter tower creates a recognizable landmark for the Arts District.
A Stepped Urban Form
A series of setbacks shapes each tower. As a result, the buildings rise gradually from the podium. This approach avoids uninterrupted vertical forms along the street. Moreover, the stepped massing responds to the surrounding neighborhood.
Together, the towers preserve important views across Downtown Los Angeles. For example, the design maintains views from the Arts District toward downtown. It also protects views from Little Tokyo toward the Metro station.
Designing for Outdoor Life
Terraced balconies extend across both towers. Therefore, residential and commercial occupants gain access to generous outdoor spaces. The terraces also take advantage of Southern California’s mild climate.
In addition, the podium contains offices and a shared amenity deck. Residential units then rise above these spaces to form the two towers.
A Courtyard at the Core
A central courtyard organizes the heart of the project. It brings daylight and fresh air into the development. Moreover, the courtyard creates a shared outdoor environment between the buildings.
Planting across the balconies, terraces, and courtyard softens the architecture. At the same time, the landscaping strengthens the project’s connection to the outdoors.
Connecting the Neighborhoods
Community-serving retail activates the street level. Transparent storefronts welcome pedestrians and support everyday neighborhood activity. Consequently, the podium strengthens the relationship between the project and the surrounding sidewalks.
The program combines housing, offices, retail, amenities, and open space. Together, these uses create activity throughout the day. They also connect residents, workers, visitors, and transit passengers.
A New Downtown Landmark
Tokyo Arts Towers reinterprets its urban context through layered forms and active public spaces. Ultimately, the project creates a new destination between two iconic Los Angeles neighborhoods.
Its stepped towers establish a visible landmark. At the same time, the podium maintains a welcoming pedestrian scale.
